[Why do I need a general contractor for my project?](https://mvp-builders.com/faq) A construction project is similar to a concert band and the Lead/general contractor is the maestro. Without someone to coordinate and guide all the various elements that are a part of a successful remodeling project, you end up with nothing but noise, no matter how good each individual (subcontractor) may be. The last thing you want during a remodeling job is confusion and misunderstandings. [How do I know if I need a permit for my home improvement project?](https://mvp-builders.com/faq) It is always better to err on the side of caution when permits are involved. Performing any type of remodeling or renovation should be inspected by a city official to ensure complete safety and compliance. Many homeowners are unaware of the serious fines and penalties that can be served if their new additions are not permitted correctly. Some companies will tell customers that there are no permits needed so that they can get the business, but MVP Builders follows the rules. Often times, the permit costs are a small fraction of the cost of the entire remodel. Here are some of the problems that could come back to haunt a homeowner who moves forward on a remodel without a permit: **Non-permitted work might not be done correctly or to code** –Hiring a contractor for a job does not mean the contractor will do it correctly. There are contractors out there who are unlicensed and working illegally. In addition, there is typically more than one way to do a job, and with an unlicensed and untrained contractor, all those ways could be wrong. **Homeowner’s insurance might not cover a defect for non-permitted remodeling** – If a remodel or renovation is done incorrectly and something goes wrong, like a fire due to faulty wiring or an injury caused by poor installation of hardware, your homeowners insurance may not cover it. If it is determined a permit wasn’t obtained, you could be liable for any and all damages. **City might require you to tear it out** – City codes often require that framing be inspected by a city inspector prior to any hanging of drywall. Making sure that studs are installed correctly and that wiring and conduit is installed properly. If they come back after the work is complete, they can order for the entire structure to be torn out and redone….and this will take all your ceramic wall tiles, new paint or wall coverings with it. That is money down the drain! **City might assess penalties** – While a permit may seem expensive, you will be even more shocked by the fines and penalties that await you for failure to obtain the proper permits. You could pay triple even quadruple the cost of the original permit! [How long does it take to remodel a kitchen?](https://mvp-builders.com/faq) Unfortunately, there is no clear cut answer for this question. While the answer “it depends” may not be what the customer wants to hear, it is the honest truth. The scope of the work will dictate how long a job will take. For example, if you are removing walls and structures, the actual construction will take much longer than if you were just installing some cabinetry or counters. It is also important to remember when doing any remodeling or renovation that requires the removal and addition of walls, inspections and permits may need to be acquired and that can add time to the project. Here is a basic example of a remodel time line for a kitchen: 1. Meet with a remodeling consultant for a Free Design Consultation and get proposal – 1 week. 2. Finalize the scope of the project and the terms of a Remodeling Agreement – 2 to 3 weeks. 3. Select all the materials for the project – 1 to 4 weeks. 4. Materials are ordered and delivered – 4 to 8 weeks. 5. Demolition and removal of old materials and appliances – 1 week. 6. Installation of new materials and appliances, flooring, plumbing and electrical work, painting – 3 to 4 weeks. 7. Most remodels will involve removing the tubs and showers and replacing commodes, vanities and flooring. Permits may need to be obtained to remove and add walls or extend the floor plan of the part of the home. Installing or replacing tile can be time consuming in certain instances and can add a few days to the project. A simple remodel can be finished in as little as one week, while an extensive one may take 2-4 weeks.
